Three products get called epoxy at the hardware store; only one of them is built for a floor that sees almost 130 freezing nights a year and a winter of brine.

The short version

Garage floor paint is a thin film that dries by evaporation. A 100 percent solids epoxy is a two-part resin that cures by reaction and builds a thick, hard body that fills the ground profile. A polyaspartic is a fast-curing aliphatic coating, usually laid as the wear coat over that body, that holds its clarity in sunlight and shrugs off chloride. For most Brockton garages the answer is not one or the other but a stack: epoxy body, polyaspartic or urethane top, with a flake or solid-color finish between them.

Those numbers describe a material that wants a prepared, dry, warm slab and then rewards it with a body thick enough to bridge minor pitting and hold flake.

Its weaknesses are the door and the calendar. Straight epoxy yellows in direct sun, so the strip at the garage opening needs a top that keeps its clarity, which the freeze-thaw and road salt guide names as one reason for a polyaspartic or urethane wear coat. And the 50 degree floor of its window closes an unheated Brockton garage from November through April, when the station's monthly lows run from 34.2 down to 20.6 degrees F.

Polyaspartic: what it buys and what it demands

A polyaspartic data sheet for the same duty opens the window to 40 to 90 degrees F, wants humidity below 75 percent and a 5 degree dew point margin, lists tack-free in 1 to 2 hours, foot traffic at 24 hours and full cure in 3 to 5 days, and asks for a vapor emission rate under 3 pounds before it goes down. Low-temperature versions are marketed for application well below freezing, with cure times that stretch as the slab cools. Chloride resistance and hardness through temperature swings make it the natural top layer here.

The demand is speed. That same sheet gives 30 to 45 minutes of pot life, and one cold-weather version lists 20 to 25 minutes of working time at 70 degrees F. There is no re-rolling a polyaspartic that has begun to set, which is why it is a contractor's product and why a one-day install means one day of application, not one day until the car comes back.

Flake, metallic or solid color

The finish layer is a working choice as much as a style. A full flake broadcast adds texture for grip when brine is on the floor and hides the gray salt dust that a Brockton garage collects from Thanksgiving to Easter. Recoat or strip the old floor?

The test is simple: grind a patch, watch whether the old film releases in sheets, and check the bare concrete for moisture.
