Sealing the Garage Apron and Driveway Edge in Brockton Before the First Plow

The coating stops at the door. The slab outside it takes the plow blade and the brine all winter, and Brockton's own weather station says the window to protect it closes in October.

Where a coated garage floor actually ends

A garage floor system runs from ground concrete through primer, epoxy body and flake to a polyaspartic or urethane top, and it ends at the door. Outside sits the apron, the bare pad that carries the car across the threshold, then the driveway edge at the street. Neither is coated, and both meet plow blades and MassDOT brine first.

The freeze-thaw and road salt guide says every failure it describes starts wherever the system has a gap, and its spec lists sealed aprons and thresholds, filled joints and cleanly terminated edges. In most Brockton garages the apron is that gap: chloride meltwater soaks into it, and the joint between apron and slab is the shortest path to the coated floor's edge.

What the apron goes through from October to April

Bare concrete is a hard sponge. Water in its pores expands by nearly a tenth of its volume when it freezes, and the Brockton station's 1991-2020 normals give it 128.8 nights a year at or below 32 degrees F. Salt lowers the freezing point of the water in the pores, so a brine-wetted apron keeps cycling where plain water would stay frozen, and chlorides hold moisture in the concrete between storms.

Why epoxy stays inside and a penetrating sealer goes outside

Running the coating out the door is the wrong instinct. Straight epoxy yellows in direct sun, and any film on an exterior slab has to hold back water from above while vapor pushes up from below; a pinhole or a plow scratch becomes the place brine gets under it.

The apron wants the opposite product: a penetrating silane or siloxane water repellent that leaves no film to peel. One published siloxane data sheet describes treated surfaces that breathe rather than trap moisture, asks for clean, visibly dry and absorbent concrete and reaches full water repellency in 72 hours. Its job is to keep brine at the surface, where a spring rinse removes it, rather than inside the concrete, where the freeze finds it.

The October deadline, from Brockton's own station

Penetrating sealers have a weather window too. That same data sheet asks for surface and air temperatures of 40 to 95 degrees F during application and for 8 hours after, and no rain for 6 hours. September at the Brockton station runs a normal high of 75.3 and low of 54.2 degrees F with 0.1 freezing nights. October drops to 64.0 and 43.0 with 4.6 freezing nights, a first freeze around the 19th and 4.96 inches of rain, one of the year's three wettest months.

That is the deadline. A morning in the low 40s with rain by afternoon fails both conditions, and November's normal low of 34.2 degrees F and 15.6 freezing nights close the apron for the season. The dependable window is September through mid-October on visibly dry concrete, and the same weeks are the strongest slot for a garage floor coating inside the door.

Repairs, the joint at the door and the driveway edge

A sealer goes over sound concrete only. Scaling means the surface layer has already let go, so the guide's sequence applies outside too: grind through the scaled layer to solid material, rebuild the losses flush with polymer-modified repair mortar, then treat the restored surface. Concrete grinding and surface prep is the same step on either side of the threshold. The details that decide whether the apron protects the floor:

  • The isolation joint between apron and slab, cleaned out and filled with a flexible exterior sealant so meltwater has no open slot to the coated floor's edge.
  • The door threshold, where the bottom seal should meet a clean, sealed coating edge so brine that gets past it sits on the topcoat, not under it.
  • Cracks routed and sealed first, since a penetrating sealer does not bridge them; a pad that pitches toward the garage parks a puddle at the threshold every thaw.
  • The driveway edge, which takes the municipal plow's windrow and the heaviest salt load on the property and gets the same repair-and-seal treatment.

A September checklist before the first plow

Plows arrive with the first storm, not the calendar, and a blade dragged across a scaled, unsealed apron takes another layer with it.
